New Westgate Garden 老西门新苑

Just outside the compound is the front-line of China-speed development and growth, with new projects springing up left-and-right between local shops and small boutiques. While residents are playing witness to this breakneck transformation, they themselves are ensconced away each night in a private and tranquil haven. The compound is relatively new; Phase I was completed in 2006, and Phase II was completed in 2015. It has 24-hour security and though the front gate of the compound is typically left open, each inner subsection is manned by professional security personnel who screen visitors and direct guests.

Inside, there are many of the usual features – manicured greenery, benches, etc. – but it’s the compound’s walkways that are the key feature. Popular among dog walkers in particular, New Westgate Garden has managed to pack a surprising number of walkways and paths into a small area.

The residential apartment buildings, meanwhile, are modern, clean-lined, and well-managed. Each residence has its own look-and-feel, though they all include modern interiors and quality appliances. The dedicated serviced apartment building has 80 units and includes housekeeping. As in other elite compounds, residents have access to a range of facilities, which in this case includes an onsite Will’s Gym and an outdoor children’s playground.

Neighborhood
At first look, the immediate area of Laoximen doesn’t seem so spectacular. Sure, it’s centrally located, not too far from Xintiandi, and has all your basics – a grocery store, banks, etc. Still, it seems to lack a certain ‘je ne sais quoi’. For Shanghai “insiders”, though, few places are more Shanghai than Laoximen. Laoximen, literally ‘Old West Gate’, was once the site of the old city wall’s western gate, back when Shanghai was smaller and had a moat. The wall lasted in one form or another for centuries until it was finally destroyed in 1912. Until recently, the Laoximen neighborhood has remained as one the city’s long-standing links to the past, with street after street of historical buildings.

Over the past few years, however, the local government has ramped up its urban renewal efforts, and, bit by bit, the last vestiges of old Shanghai are disappearing. While it’s certainly true that many of the historical buildings are run-down and unequipped with modern basics such as plumbing, their beloved symbol as “real Shanghai” has had a stream of journalists and amateur photographers scrambling to capture it all as it disappears right in front of them.

Shanghai has always been a fascinating juxtaposition between the old and the new: the bund with its European architecture and Lujiazui with its futuristic skyscrapers; Xintiandi with its modernized classic Shikumen (or, ‘lane house’) buildings; and now, Laoximen, which is going through a transformation of its own.

It’s this fascinating narrative, along with its central location, that make New Westgate Garden a favorable choice among both locals and foreigners. The Laoximen metro station (Lines 8/10) is less than a 5 minutes’ walk. Conveniently, Xintiandi, Madang Road, and Lujiabang Road metro stations are also within a 15 minutes’ walk. Lujiazui, the Bund, Middle Huaihai Road, and People’s Square are all nearby and take less than 20 minutes by car. Novel Garden 永新花苑

Novel Garden’s run-of-the-mill neighborhood veneer belies its incredible value for tenants. First time visitors – many of whom have already been wowed by more palatial and comprehensive complexes – often find Novel Garden to be a nice, if unexciting option. Sure, it has modern apartment buildings, security, a small outdoor playground, and outdoor seating, but why, they wonder, is it on the list of Shanghai’s top places to live?

But what Novel Garden lacks in superficial value, it more than makes up for with a fantastic location. The street that it’s on places it within a 5 minutes’ walk from an extensive list of venues: banks, clothing stores, Starbucks, Costa, 7-Eleven, massage therapy outlets, local boutiques, the Ruipeng Pet Hospital, fruit shops, bakeries, restaurants, fast food shops, the post office, City Shop (international supermarket), and more. Venture a little further out and you’ll be able to reach many of Xujiahui’s famous shopping malls and historic heritage sites.

Novel Garden itself was designed by an American architectural team. It’s home to five high-rise buildings. Phase I was completed in 2002, and Phase II was completed in 2004. Onsite facilities include a swimming pool, tennis court, billiards room, etc. Apartments are individually owned, so décor, furnishings, and the inclusion of satellite TV are negotiable factors that should be discussed with the landlord.

Neighborhood
Novel Garden is located in the commercial, fast-paced district of Xuhui. Alongside Huangpu District and Jing’an District, Xuhui District is one of the city’s major affluent urban districts. Known for its history as an academic and religious center, gorgeous tree-lined streets in the Former French Concession area, and an endless array of shopping and dining options, Xuhui has remained as a long-time favorite of expatriates and locals alike.

Once owned by the Xu family, Xuhui’s Xujiahui area (the heart of the district) became engraved in time when one member, Xu Guangqi, rose to become the country’s most prominent Catholic convert and, in cooperation with his foreign counterparts, translated influential texts between Latin and Chinese. Over time, the area became known as a Catholic stronghold and a center of learning, as well as for its ties to the neighboring French Concession. Although much of the area was repurposed for industrial purposes in the mid-1900s, a 1990s development project has revived the area and transformed it into a major commercial area.

Today, Xuhui District is home to a number of key roads and sites, including: part of Huaihai Road, part of the Former French Concession area (shared with Huangpu), Shaanxi Road, Wukang Road, Fuxing Road, Shanghai Stadium (IKEA nearby), Panyu Road and Jiaotong University. It also borders Huangpu Creek, includes the South Shanghai Railway Station and the Inner Ring Elevated Road (an expressway), and provides for easy access to Huangpu, Pudong, Changing, and Minhang.
