Hong Kong Developer Shui On was a key driver behind the ‘look and feel’ of Xintiandi as we know it today. Charged with the task of redeveloping the area in the late 1990s, the developer’s plans included a four phase, up-market residential project known in English as ‘Lakeville’.

Lakeville Regency, specifically, was completed during Phase II in 2006. It has 17 residential high-rises, which make for a total of 645 housing units. Each unit ranges from 93sqm to a whopping 660sqm.

The onsite clubhouse – Club Regency – was proudly proclaimed by the developer back in 2005 to be the “largest clubhouse in the downtown residential district”. And, indeed, every bit of the 7,000 sqm (74,700 sq ft) space is filled with premium facilities, including: a fitness center, indoor heated swimming pool, indoor volleyball court, billiards room, children’s play room, and more. Residents receive VIP membership upon registration and can access the clubhouse’s main facilities for free. A pass for guests costs ¥200/hour.

The clubhouse building is clean and clearly well-maintained. The main, downstairs hall is bordered by a high-ceilinged, gorgeous swimming pool on one side and a reception desk on the other. Not all staff members are able to speak fluent English, but not to worry – they are kind, helpful, and quick to pull out their favorite translation app.

Surrounding the clubhouse are art deco-inspired high-rises and French-style manicured gardens. Black-painted cast stone planters, garden pedestals, and decorative pools of water are also featured in the design. Benches, walkways, and outdoor public balconies provide spaces for relaxing, walking, and socializing.

Each building has its own spacious lobby on the ground floor, complete with a reception desk and luggage carts. The apartments themselves are privately owned, so the individual style of each unit is unique. Still, for most units, you can expect popular features such as wood flooring, a balcony, a bathtub, and built-in, quality appliances in the kitchen.

Neighborhood
Of course, one major selling point of the residence is its location in Xintiandi. Previously known as the Taipingqiao neighborhood, the Xintiandi redevelopment project has been so successful that it’s now a verb – as in, let’s ‘xintiandi’ this project.

At the time of its development, several of its now-key features were considered revolutionary and risky. Many architectural teams suggested razing down nearly 200 lanes of historical Shikumen (or, ‘lane houses’) style buildings. Shui On eventually hired on American architect Benjamin Wood when he suggested that they instead make them the theme of the whole area.

Xintiandi’s Shikumen buildings are not known for their authenticity; many of the original buildings were torn down and rebuilt with reused bricks and modern additions. And critics have denounced the whole project as having a “theme park feel”. Still, Xintiandi’s restored alleyways, international cuisine options, luxury boutiques, and pedestrian walkways have transformed the area into a trendy hotspot for locals and foreigners alike.

On a more practical side, everything you might need on a day-to-day basis is nearby, including international supermarkets and English-speaking healthcare specialists. The Xintiandi metro station (lines 10/13) is less than a 5 minutes’ walk away, and the Laoximen metro station (lines 8/10) is only about 10 minutes away. For drivers, the nearby North-South Elevated Road provides easy access to other parts of the city. Jing’an, People’s Square, Lujiazui, and the Shanghai Train Station are all less than 25 minutes’ away by car or public transport.

Built by the same team that was responsible for developing Xintiandi itself, the Casa Lakeville condominium prides itself on providing residents with a lavish and pampered living experience. Completed in 2009, Casa Lakeville has 11 high-rises and a total of 452 housing units spanning from a modest 89sqm to an expanse of 452sqm. Apartments are individually owned, so the specific design aesthetic may differ from unit to unit. However, each home comes with a range of standard features, including: central air-conditioning, double-pane glass windows, quality appliances, a built-in water purification system, and more.

The onsite clubhouse, which is a huge draw for many potential tenants, has 3,000sqm of dedicated, premium-quality facilities spanning from a heated 25-metre swimming pool to a yoga room and onsite café. Casa Lakeville’s Tenant Services team has gone one step further and opened the center up to pre-screened, third-party fitness teachers.

But it’s ‘VIP Services’ where their team truly shines. True, a number of exclusive compounds offer housekeeping and security services, but Casa Lakeville’s expansive offerings are handled by experienced team members and tailored to the needs of each resident. Neighborhood
Residents who live in Casa Lakeville have the double pleasure of both living inside one of Shanghai’s most exclusive housing compounds, as well as in one of its swankiest neighborhoods. The area’s alfresco dining options, international supermarkets, and central location make it a favorite with many expat residents. Many of Casa Lakeville’s residents are charmed by the experience of living on the doorstep of Xintiandi’s famous pedestrian walkways, classic Shikumen (or, ‘lane homes’) buildings, and Taipingqiao park.

As the result of a development project in the late 1990s, Xintiandi feels relatively “new” – ironic considering the theme of Shikumen buildings – and well-maintained. Though critics have derided the project for presenting a glossy and inauthentic vision of the past, it can’t be denied that it has been highly successful. Xintiandi itself has become a verb – as in, let’s ‘xintiandi’ this project – and foreigners and locals alike continue to flock to the area.

As in most of inner Shanghai, the surrounding area is easily navigable by foot, bike, or public transport. Shared bikes are widely available and two different metro stations (Xintiandi & Laoximen) are within a short 5 to 10 minute walk, connecting residents with lines 8, 10, and 13. For drivers, the nearby North-South Elevated Road provides easy access to other parts of the city. Both Hongqiao and Pudong airport are about 1 hour away by car. Oriental Manhattan 东方曼哈顿

If location is a priority, then Oriental Manhattan is a good option. It’s situated in Xujiahui, the heart of Xuhui District. It’s within walking distance of the Xujiahui shopping district, parks, and public transport. And it’s just around the corner from a number of Xujiahui’s historic heritage sites – the Xu Guangxi Memorial Hall, the Xujiahui Cathedral (i.e. St. Ignatius Cathedral), the Bibliotheca Zi-Ka-Wei, and more.

The compound is divided into two main phases, though the developer originally built three phases. On one side, high-rise buildings house modern, balcony-equipped apartments. From some units, the view looks over the beautiful waterscaping and meandering walkways down below.

The second phase, on the other side of the street, is designed for pedestrians and community engagement, and cars are required to drive below-ground. While apartments in both phases are individually owned, the units in the second phase tend to have a more luxurious, up-scale feel. Outside, shallow ponds with brilliant blue hues and waterside seating provide for a nice retreat.

The clubhouse is shared by both phases, and facilities include an indoor swimming pool, gym, tennis court, game room, spa, and more. Some of the facilities have above average reputations – the pool has made a name for itself among local expatriates and the massage place is well-known for its traditional Chinese-style massages. Other features include 24-hour management and security and international satellite TV.

Neighborhood
Oriental Manhattan is located in the commercial, fast-paced district of Xuhui. Alongside Huangpu District and Jing’an District, Xuhui District is one of the city’s major affluent urban districts. Known for its history as an academic and religious center, gorgeous tree-lined streets in the Former French Concession area, and an endless array of shopping and dining options, Xuhui has remained as a long-time favorite of expatriates and locals alike.

Once owned by the Xu family, Xuhui’s Xujiahui (the heart of the district) area became engraved in time when one member, Xu Guangqi, rose to become the country’s most prominent Catholic convert and, in cooperation with his foreign counterparts, translated influential texts between Latin and Chinese. Over time, the area became known as a Catholic stronghold and a center of learning, as well as for its ties to the neighboring French Concession. Although much of the area was repurposed for industrial purposes in the mid-1900s, a 1990s development project has revived the area and transformed it into a major commercial area.

Today, Xuhui District is home to a number of key roads and sites, including: part of Huaihai Road, part of the Former French Concession area (shared with Huangpu), Shaanxi Road, Wukang Road, Fuxing Road, Shanghai Stadium (IKEA nearby), Panyu Road and Jiaotong University. It also borders Huangpu Creek, includes the South Shanghai Railway Station and the Inner Ring Elevated Road (an expressway), and provides for easy access to Huangpu, Pudong, Changing, and Minhang. Joffre Garden has managed the impossible; residents are both ensconced in a private, international-style retreat, and, simultaneously, tucked away in a typical Shanghai neighborhood. It’s a refreshing change from housing compounds that feel as if they are in a different country altogether.

It’s at the outer wall where the two worlds collide. On one side, a curved walkway, an outdoor playground, and tranquil seating areas are at the forefront. On the other side, local apartment buildings team with life. Traditional music plays softly out of the windows and residents pop in and out of balconies to hang their laundry.

If you’re worried about a possible noise issue, there’s no need to be. The neighbors – retirees mostly – are very respectful. In any case, Joffre Garden is comprised of well-built, modern high-rises that effectively cocoon residents from any noise disturbances. In case of any problems, staff members are easily available, and each residential building has a ground floor lobby with a reception desk and a waiting area.

Each apartment unit is individually owned, so design styles vary from one apartment to another. If you like the compound, but not the particular apartment that you’ve been shown, make sure to ask about other available units. Each tenant has free access to onsite facilities, including a gym, tennis court, etc. Other aspects, which sometimes go unremarked upon, but nonetheless add to the overall ambiance include: French-influenced bush-lined walkways, a large public wooden deck, and dedicated outdoor exercise zones.

Neighborhood
Joffre Garden is situated directly behind the South Shaanxi Road metro station (Lines 1/10/12) and the IAPM Mall, which is home to a two-story official Apple Store, a City Super (an international supermarket), and a range of dining and shopping options that include everything from H&M to Alexander McQueen.

The IAPM mall itself borders Middle Huaihai Road, a major commercial street that provides residents with a “non-stop” shopping experience. Also nearby is the historic Cathay theatre, the Kung Fu Komedy Club (with shows in English), the expat-run Craft’d Shanghai, the popular Dragonfly Spa, etc.

Aside from the South Shaanxi metro station, residents are also within walking distance of Changshu and Middle Huaihai Road metro stations. In total, five different metro lines are less than a 15 minutes’ walk away. Many major central locations are easily reachable by car, public transport, or bike. The Hongqiao Airport is about an hour away by car, or just 30 minutes by metro. Jing’an Temple is 20 minutes away by car or metro, or just 11 minutes by bike. People’s Square, the Bund, Lujiazui, and Zhongshan Park are also within easy reach.
